Job Description

Our client is a dynamic and rapidly growing real estate development company based in Limassol, Cyprus. They are looking  for an experienced Lead Architect to take charge of architectural delivery, overseeing outsourced design teams and ensuring that the vision, quality, and technical execution of their projects are realized on-site — down to the finest detail. This is not a design role in the traditional sense. Instead, you’ll manage and coordinate external architectural firms, while acting as the in-house authority on architectural decisions across all stages of development — from material selection to site supervision and construction detailing.

You will play a key role in making sure each project is well-executed, on-brand, and built to last.

Job Responsibilities

  • Act as the primary architectural representative within the development team
  • Oversee and coordinate the work of outsourced architectural and design firms
  • Ensure design intent is maintained from concept through execution
  • Supervise construction sites to ensure architectural quality and detail integrity
  • Resolve on-site architectural and design issues in real time, with practical solutions
  • Select materials and finishes that meet design, durability, and cost objectives
  • Approve mock-ups, samples, and workmanship on-site
  • Work closely with project managers, engineers, and contractors to ensure seamless execution
  • Monitor compliance with planning permissions, building codes, and local regulations
  • Review technical drawings and provide feedback to external consultants

Requirements

  • A licensed architect with 5–7 years of experience in high-quality residential or mixed-use projects
  • Strong technical knowledge of construction, detailing, and building systems
  • Excellent eye for aesthetics, materiality, and spatial quality
  • Confident making design decisions on-site and solving unforeseen issues under pressure
  • Experience working with or managing external design consultants and contractors
  • Strong organizational and communication skills
  • Proficient in reading and reviewing CAD, Revit, and construction documentation
  • Fluent in English (Greek or Russian is a plus)
  • Based in or willing to relocate to Limassol
