Job Description

Our client, a leading company in the residential real estate development industry in Limassol, with 20+ projects across multiple SPVs and a team of ~35 employees, is seeking a Financial Controller.

This is the most senior finance role in the company, reporting directly to the CEO and working closely with shareholders. The successful candidate will lead the Finance team and oversee financial reporting, controls, compliance, and group finance operations across all SPVs and the parent company.

Job Responsibilities

Financial Reporting & Consolidation
  • Own the monthly, quarterly, and annual financial reporting cycle across all SPVs and the parent company
  • Produce the consolidated group P&L, balance sheet, and cash flow
  • Produce SPV final accounts for each completed project.
  • Deliver clear, accurate management reporting to the CEO and shareholders
  Team Leadership
  • Lead and develop the full Finance team: AR, AP, and Financial Analyst (FP&A)
  • Set priorities, review work quality, and ensure timely close across all entities
  • Build a culture of accuracy, accountability, and continuous improvement
  • Identify capability gaps and drive hiring and development decisions
  Controls & Process
  • Own the internal control environment across the Finance function
  • Establish and maintain accounting policies aligned with IFRS and Cypriot requirements
  • Design and enforce approval workflows for payments, journal entries, and intercompany transactions
  • Continuously improve close timelines, reconciliation discipline, and reporting accuracy
  Audits — Group & SPVs
  • Own the relationship with external auditors
  • Lead the audit of the parent company end-to-end
  • Oversee SPV audits; review and resolve material adjustments
  • Ensure audit-ready records are maintained across all entities year-round
  Tax & VAT Oversight
  • Own group-wide VAT and corporate tax compliance
  • Review and sign off on VAT returns and tax submissions
  • Manage the relationship with tax advisors
  • Ensure tax-efficient structuring within compliance boundaries, in coordination with external advisors and the CEO
  Treasury & Banking
  • Own the group cash position and weekly cash reporting to the CEO
  • Manage all banking relationships across SPVs and the parent
  • Oversee facility utilization, drawdowns, and covenant compliance
  • Approve payment runs and oversee intercompany funding flows
  • Partner with the CEO on liquidity planning and funding decisions
  Budgeting & Cost Control
  • Own the annual budgeting process across all SPVs and the parent
  • Direct the Financial Analyst on budget build, consolidation, and variance reporting
  • Review and sign off on Budget vs. Actual analysis across the group
  • Escalate material variances and partner with department heads on corrective action
  Business Partnering
  • Act as the primary finance partner to the CEO and department heads
  • Support the CEO and shareholders with ad-hoc financial analysis as required
  Systems & Data
  • Own SAP as the source of truth for the group's financials
  • Drive improvements in chart of accounts, reporting structures, and data quality
  • Lead or support automation initiatives across the Finance function

Requirements

  • ACCA, ACA, or equivalent — fully qualified
  • 8+ years of relevant experience, including audit firm background (Big 4 or mid-tier strongly preferred)
  • Prior Financial Controller, Head of Finance, or Senior Audit Manager experience
  • Multi-entity / group consolidation experience essential
  • Real estate, construction, or development industry experience strongly preferred
  • Strong technical knowledge of IFRS and Cypriot tax and VAT
  • Demonstrated experience leading and developing a finance team
  • Experience managing banking relationships and treasury operations
  • Strong working knowledge of SAP (or comparable ERP)
  • Advanced Excel and financial modeling skills
  • Excellent communication skills — able to translate financials for non-finance stakeholders and present to shareholders
  • Fluent English and Greek
